Fukuoka, Saga Land Values Rise

Average roadside land values rose 4.2% in Fukuoka Prefecture and 4.5% in Saga Prefecture in 2026, according to National Tax Agency figures released on July 1. Saga ranked fourth nationwide for average growth, with land along Ekimae Chuo-dori near JR Saga Station surging 17.0% to ¥275,000 per square meter, the highest increase among prefectural capitals. Demand has spread beyond Fukuoka as buyers seek more affordable housing within commuting distance of Hakata, while SAGA Arena has boosted hotel and commercial investment. In Fukuoka, growth slowed from 6.0% a year earlier as rising construction costs and interest rates cooled the market. Watanabe-dori in Tenjin remained the prefecture’s highest-valued location at JPY9.92 million per square meter, up 2.5%, while redevelopment continued to support suburban areas such as Kasugabaru.
