Fukuoka Land Price Growth Slows Again

Land prices in Fukuoka Prefecture rose for the 12th consecutive year in residential areas and the 11th in commercial areas as of January 1, though growth slowed for a second straight year. Residential land prices increased 3.7 percent, down from 4.9 percent the previous year, while commercial land rose 5.2 percent, compared to 6.5 percent a year earlier. The slowdown reflects rising construction costs, higher land prices, and increasing mortgage rates. In some areas, housing sales have weakened, while in suburban commercial zones, investment costs are outpacing rental income, reducing profitability.
