Fukuoka Land Prices Rise 5.5%, Ranking 3rd Nationwide

Fukuoka Prefecture’s average land prices rose 5.5% year-on-year, the third-highest increase in Japan, according to the 2025 national land price survey. While this marks the 11th consecutive year of growth, the pace has slowed slightly due to weaker demand for detached housing and increased office supply from redevelopment projects. Fukuoka City’s residential land rose 9.0%, the highest among prefectural capitals. By category, residential land increased 4.9% (3rd), commercial land 6.5% (6th), and industrial land 8.9% (4th). Experts cite continued strong demand but note a diminishing sense of affordability and rising construction costs. Source: MLIT
