According to a report released by Fukuoka Prefecture on Sept. 16, land prices have risen for the third year in a row. The average increase in residential land prices was 2.1%, with the highest increases recorded in Chuo Ward (4.5%) and Sawara Ward (3.3%). The average uptick in the commercial sector was 4.8%, with the highest being Hakata 4-chome (19.2%) followed by Tenjin 1-chome (11.2%) and Tenjin 2-chome (11.1%). Land prices in the municipalities around Fukuoka City are also up, with Dazaifu and Koga recording overall increases in residential land for the first time in 21 years and 17 years, respectively. The Prefecture expects investment in real estate to continue as long as interest rates remain low and anticipates demand will remain robust ahead of the consumption tax hike in April 2017.
